As we head into the second half of 2026, the housing market is gaining more favorability for both first-time home buyers and for those seeking to upgrade their current home.

Florida had a long run of the seller-controlled real estate market, due to very high demand but a limited supply.  That aspect of the market has been trending for the buyers and continues to gain momentum.  Being able to make an offer under list price and / or requesting the seller pay a portion of closing costs are again in play due to the market changes.

The Florida Legislature approved an act which provides increased homestead exemption, $150K in 2027 and $250K in 2028.  The vote will in November, 60% needed.  Obviously, the passage of the amendment will provide greater affordability to new home buyers, AND to all current homeowners with their primary residence.

Great news with Homeowners Insurance, more companies have entered the market, and affordability is helped with a newer roof and hurricane protections-impact windows and doors.  The key here is to shop for a coverage that provides you both value and security.  Most agents will have appointments with multiple carriers, they can advise you.
